Terms & conditions
Bookings normally run from Friday to Friday although short-breaks are available outside the peak holiday months, and sometimes, for late booking during the peak season. Short breaks are for a minimum of three nights.
Arrival time for all stays is from 4pm. On the day of departure the property should be vacated by 10am.
Cancellations within 8 weeks of the start date of the booking will incur the full cost of the booking. Therefore we strongly recommend holiday insurance is taken out.
A non-refundable deposit of 25% is payable on booking with the balance due 8 weeks prior to the start date of the booking.
For bookings made less than 8 weeks to the start of the holiday payment must be made in full at the time the booking form is completed.
Payments are to be made by cheque and payable to "Brooklinn Mill Holidays".
Payment in full must be made prior to the start of any holiday.
Guests transferring funds from an International bank account into the Brooklinn Mill Holidays account will regrettably incur an additional charge of £7 per transaction. This is to reflect the charges made by the bank for us to receive the funds.
The person signing the booking form is considered to be the hirer and is responsible for the hiring party for the duration of the letting. The hirer is responsible for the care of the building and its contents for the duration of the holiday, with the exception of fair wear and tear. Any breakages, damage or staining, especially to carpets, furnishing or walls must be reported as soon as possible in order that they may be replaced, repaired or treated as necessary. The hirer will be liable for the replacement of broken items or making good any such damage.
The hirer will be charged for the amount of electricity used during the rental period based on meter readings taken at the start of the hire period and then again at the end. The price per unit of electricity will not exceed that which is charged by the electricity supplier. Payment must be made prior to departure.
In the event of serious, or deliberate damage to the building, or its contents immediate and full recompense will be due. We also reserve the right to terminate occupancy of the property without notice and with no refund.
The hirer must be over the age of 21.
Brooklinn Mill's proximity to fast-flowing, open water means that children must be supervised at all times by a responsible person.
All persons taking access in and around the river and its environs do so at their own risk.
For safety reasons, access to the dam, and other associated equipment is not permitted.
Smoking is not permitted in any part of the The Jute Store building.
As Brooklinn Mill has a septic tank, all cleaning materials and substances will be provided by Brooklinn Mill Holidays. The use of those other than we supply is not permitted.
The property is cleaned thoroughly between each letting however as time is limited on changeover day guests are expected to leave the property and its contents in a clean and tidy state on their departure.
One dog per property is welcome by prior arrangement. The dog must be house trained and is not permitted on furniture or beds.
Owners should be aware that a public right of way exists over the land at Brooklinn Mill and therefore dogs should be kept under strict control in the vicinity.
Dogs should not be left unattended in the property.
The property is equipped and set out to accommodate a specified number of people. This should not be exceeded under any circumstances. We reserve the right to terminate occupancy of the property without notice and with no refund.
We reserve the right to refuse admittance to the property if the hirer is not considered to be able to be responsible for the hiring party, or to take charge of the property.
The contract between the hirer and us is in accordance with Schedule 4 Section 8 of the Housing (Scotland) Act 1988 and confers on the hirer the right to occupy the property for the agreed period for holiday purposes only.
Signing the booking form is deemed to be acceptance of these terms and conditions.
